By using Design Build, the project delivery works like this: the owner manages only one contract with a single point of responsibility and works directly with the Design Build team, who handles sub-consultants. The designer and contractor are on the same team, providing unbiased and cost-reducing recommendations.

DESIGN
ASSIST

Design/Assist

Design/Assist is a service in which the general contractor collaborates with the owner and the design team before the design documents are completed.

This allows us to address any constructability issues upfront and mitigate potential redesign fees due to value engineering or other changes in the design.

Conceptual estimating is another part of Design/Assist services. This involves budgeting a concept to determine the financial feasibility of incorporating it into the design. This often starts as a rough sketch in a meeting.

In order to estimate the cost, we have to think through the process of what all will be involved.  This helps in keeping the entire team aware of costs throughout the design, minimizing unexpected cost overages

MANAGEMENT

Construction Management

The Construction Manager at Risk (CMAR) is a delivery method that entails a commitment by the Construction Manager (CM) to deliver the project within a Guaranteed Maximum Price (GMP) which is based on the construction documents and specifications at the time of the GMP plus any reasonably inferred items or tasks. 

This project delivery method is a collaborative approach that leverages construction expertise during the planning process.

You hire a construction manager who works closely with the architecture and engineering teams throughout the design and construction. 

The Construction Manager at Risk also works within a guaranteed maximum price to ensure your project never exceeds your budget.

You’ll have a better understanding of the project timeline and different phases of construction due to our insight and advice on budget, cost estimating, scheduling, and design.  Moreover, you have an opportunity to make important cost-saving decisions during the design phase, backed by our expertise and knowledge in construction and supply.

CONTRACTING

General Contracting

A general contractor, or GC, is the party responsible for scheduling and overseeing the day-to-day activities of a construction project.

General contractors are hired, by the owner, to manage the project from ground break to its completion, providing the materials, labor, and equipment.  For commercial construction projects, the General Contractor has a broad range of responsibilities.

Their specific duties are likely to vary by project and owner. However, common responsibilities ours include:

  • Creating and managing the construction schedule
  • Organizing and managing the job site
  • Hiring subcontractors and managing their quality
  • Contracting suppliers and vendors
  • Licensing and renting equipment
  • Providing field management and labor
  • Assisting with cleanup, safety procedures, and demolition

PRE-
CONSTRUCTION

Pre-Construction

Our pre-construction services involve analyzing, planning, and evaluating activities before construction begins. 

Early involvement is the key to successful pre-construction services. The general contractor typically attends regular design meetings with the A/E team and Owner to provide information and recommendations.

Some examples of pre-construction services are:

  • Constructability
  • Scheduling
  • Budgeting

Value Engineering allows us the opportunity to suggest changes in the plans or specifications that can ultimately result in cost savings and money efficiency for the owner. It can significantly reduce the required construction time and life-cycle cost of a project without sacrificing the design. This step in the process can reduce construction time, labor costs, and overall budget.

The primary benefits of value engineering include a defined basis to make the best and most informed decision. 

Constructability is a process of reviewing the construction means and methods for the project design. The use of this process helps identify costly obstacles before the project begins in order to reduce or prevent construction site errors, delays, and cost overruns. Constructability makes each person accountable for the project timeline and helps avoid going over budget.

In this step, the client benefits from risk analysis, site plan, and site evaluation.

Scheduling goals are completed during the pre-construction phase in order to provide the client with a detailed timeline of the projects’ start, progression, and completion estimates. Again, due to the collaborative nature of the pre-construction team, everyone is able to review and determine the best timeline for the project at each phase, as well as the time to complete the project from start to finish.

Budgeting is critical prior to starting a commercial construction project. It’s equally important to ensure you stick to that plan along the way, or you’ll risk unexpected costs, potential financing challenges, and other obstacles. 

Pre-construction budgeting is a step you should take early in the process.  A thorough pre-construction budget will cover all potential costs involved in project completion.  A budget is not a bid. Instead, it’s an estimation of what you can expect to pay based on project specifications, current market rates, and past costs for performing similar work on comparable scopes.

OWNER’S REPRESENTATIVE

Owner’s Representative

Owner’s Representative services provide you with a team of professionals with extensive experience and knowledge in design and construction management, which provides the Owner with the highest quality and care possible.

We provide assistance and guidance to the Owner in the development, bid process, construction management, and overall coordination of the project throughout all phases to post-occupancy.

This role affords the Owner a reduction in cost, keeps the project on schedule, and minimizes change orders and design issues
